UK estate agents selling property in Spain usually work in one of two ways: through a local partner or through their own Spanish office. Tripinvest has a London head office in Fulham and its own offices in Calpe and Torrevieja, on the Costa Blanca. Sit down with us in London, then carry on with our team in Spain.
Can a UK estate agent sell property in Spain?
Yes. Plenty of UK-based firms sell Spanish homes. But the home is in Spain, so a Spanish notary, the Spanish land registry and Spanish tax rules decide how the sale runs. A British office changes who you deal with. It does not change the law of the sale.
Looking for British estate agents in Spain? They tend to work in one of two ways. Some stay in the UK and pass you to a local partner agent. Others run their own offices in Spain, so one company looks after you on both sides. A 2004 guide from Spanish Property Insight warned that an agency not based locally may know less than you about the local market, and that is still worth remembering.
GOV.UK says something similar. If you use a British agent, check that they are qualified, reliable and experienced in Spain, and do not sign anything or hand over money until you have taken independent legal advice. The page was last updated in May 2021 and is being reviewed.
We are in the second group. Our head office is in London, and our Spanish offices are at Calle Bélgica 1 in Calpe and Calle Ramón Gallud 89 in Torrevieja. Our own team guides you from the first call to the notary.
UK office or Spanish office: what does each one do for you?
They do different jobs. This is how the work splits when you buy through us.
| Stage | In London or by phone | On the Costa Blanca |
|---|---|---|
| Opening conversation | Face to face in Fulham, or on a UK number | By phone, or at our Calpe or Torrevieja office |
| Budget and area | Who is buying, why, when, and which part of the coast | Seeing the towns for yourself |
| Viewings | Not possible | With our team, several comparable homes |
| Legal checks | We explain how they work | Lawyers check ownership, debts and the register before you sign |
| Signing | Nothing to sign here | At a Spanish notary, in person or through someone holding your power of attorney |
| After you buy | The same address and phone number | Support on the ground |
What does a London office change in practice?
It changes five things for a British or Irish buyer.
You can meet someone before you commit. Buying abroad is a big step for a couple, and it helps to look across a table at the person guiding you. In Fulham you can both do that, bring your questions and leave with a clearer plan, all without booking a flight. A consultation with us is free.
You have a UK phone number. +44 20 3888 0008 is a London number, so ringing it from Britain is not an international call, and we answer in English.
You deal with a company that exists in the UK. TripInvest UK Limited is an active company at Companies House, number 14829086, incorporated on 26 April 2023. You can look it up free of charge. Its registered office is in Hanwell, W7, while Fulham is our head office and the place to meet us, so you will see two addresses. The company is younger than our experience: our team has over 12 years on the Spanish market.
You have a UK address to come back to. Questions do not stop at the notary. Our support carries on in Spain after you buy, and you still know where to find us in London.
You stay with one firm when the work moves to Spain. Here is how that handover runs.
How does the work pass from London to Calpe and Torrevieja?
- We talk. In Fulham or by phone, we ask who is buying, why, when and where. Calpe is on the northern Costa Blanca and Torrevieja on the southern, so your answer points us to the right team.
- We shortlist. You get a few well-chosen homes with the reason for each, not dozens of listings. Send us links you have found too, and we will tell you whether they are worth a viewing.
- You fly out. Our team plans comparable viewings, with the strongest options early in your stay, so nothing gets decided under last-day pressure. We take you to the viewings ourselves.
- You decide. If you want to go ahead, we help with the offer and keep an eye on the deadlines. We work with lawyers and banks, and a lawyer checks the property before you sign.
- You sign. We are with you at the notary and when the utilities move into your name.
What can a London office not do?
It cannot show you the morning light on a terrace, or how long the walk to the beach really feels. You need to see the home and the area for yourself.
It cannot replace a lawyer. GOV.UK strongly recommends an independent lawyer who specialises in Spanish land law and acts for you alone, not for the agent or developer. The Foreign Office has a search for English-speaking lawyers abroad, and it makes clear that its lists are not recommendations. We work with lawyers, and the choice is yours.
It cannot change your costs. Wherever you meet us, budget for up to 13 to 14 per cent on top of the listing price.
And if you live in Leeds or Glasgow, a trip to Fulham just to say hello is not worth it. Ring us instead.
What should you ask a UK-based agent?
- In which Spanish towns do you have your own office, and what are the addresses?
- What is your Spanish register number, and where can I check it?
- Which UK company am I dealing with, and what is its number?
- Who will show me the homes, and do they work for you or for a partner?
- Do you cover the open market, or do you act for particular developers?
- What will I pay you, and will you confirm that in writing?
- Can I use my own independent lawyer?
Be wary of anyone who pushes for a deposit before you have had legal advice.
How do you check an estate agent on the Costa Blanca?
The Costa Blanca is in the Valencian Community, which has its own register of estate agents, set up by Decree 98/2022. People who work as agents there generally have to join it, and the decree provides for a plate showing the register number, so that registration is visible to the public.
| Check | Where | What it tells you | What it does not tell you |
|---|---|---|---|
| Valencian register number (RAICV) | Generalitat search form, by province and town | The agent is on the register | How good they are. The decree says the Generalitat is not responsible for an agent's conduct beyond the entry itself |
| API or other professional body | Ask which body, then check with it directly | Membership of that body | That you can skip the other checks |
| UK company | Companies House, free | The company exists, its status, directors and registered office | Whether it can work as an agent in Spain |
| Office address | Ask for it, then visit or look it up | There is a real place to find the firm | The quality of the advice |
One detail matters here. In a ruling notified on 17 January 2025, the Valencian high court annulled the decree's fixed bond and insurance amounts and its training requirement, and the ruling could be appealed. So do not assume that a register number tells you how an agent is insured or trained. Ask, and ask your lawyer about the current position.
Hold us to the same test. Our register number is RAICV 4221.
Where is our London office and how do you get there?
Our head office is on Royal Parade, a shop parade on Dawes Road in Fulham, close to the Munster Road junction.
Tripinvest ES (TripInvest UK Limited) 8 Royal Parade, Dawes Road, London SW6 7RE Phone: +44 20 3888 0008 Email: info@tripinvestuk.co.uk
You can walk in without an appointment, Monday to Friday, from 9am to 5pm. If you want a particular person or a longer chat, ring or email first.
Five Tube stations are within about 20 minutes on foot, on TfL journey planner routes from the postcode.
| Station | Line | Walk | Distance |
|---|---|---|---|
| Parsons Green | District | 16 minutes | 1.2 km |
| Fulham Broadway | District | 17 minutes | 1.3 km |
| Barons Court | District, Piccadilly | 18 minutes | 1.3 km |
| West Brompton | District | 20 minutes | 1.5 km |
| West Kensington | District | 21 minutes | 1.6 km |
The bus is closer. Routes 211 and 295 use the Munster Road stop, about 50 metres from the postcode as the crow flies. Routes 74, 190 and 430 use Fulham Cross, about 200 metres away. Check TfL on the day, as routes change.
Can Irish buyers use a Spanish property agent with a UK office?
Yes, though we have no office in Ireland. Ring or email us, or go straight to our Spanish teams: Torrevieja on +34 865 44 33 22 and Calpe on +34 865 44 33 11.
One difference helps you. Irish citizens are EU citizens, so the limit of 90 days in any 180 that applies to British tourists does not apply to you. You can stay in Spain for up to three months without registering as a resident, and you may need to register after that.
British buyers should read how the rules changed after Brexit and, for longer stays, the routes to Spanish residence.
Frequently asked questions
Are there English speaking estate agents in Spain?
Yes, plenty, including on the Costa Blanca. Speaking English proves little on its own, so also ask for a register number and a real office address. At Tripinvest ES we work in English from the opening phone call through to the notary, with offices in Calpe, Torrevieja and London.
Can a UK citizen buy property in Spain?
Yes. You do not need Spanish nationality or residence to buy a home in Spain, but you do need an NIE, the foreigner's identification number. Owning a home does not extend your stay. British visitors are still limited to 90 days in any 180 without a visa or residence permit.
Do you need a solicitor to buy a house in Spain?
GOV.UK strongly recommends an independent lawyer who specialises in Spanish land law and acts for you alone. A Spanish notary prepares the deeds and must give impartial advice, but that is a different job. A lawyer looks at the property for you before you sign, so treat one as essential.
Do I have to visit your London office to buy through you?
No. You can start by phone or email, or go straight to our Calpe or Torrevieja office. Fulham is there if you want to sit down with someone in Britain before you fly. Please ring or email before you travel, so that we can agree a time to meet.
Is Tripinvest a UK company or a Spanish agency?
Both sides are covered. TripInvest UK Limited is an active UK company, number 14829086, and Tripinvest ES is on the Valencian register of estate agents, number RAICV 4221. Our head office is in Fulham, London, and our Spanish offices are in Calpe and Torrevieja, on the Costa Blanca.
Looking for help buying property in Spain?
Buying abroad is easier when you can sit down with someone before you fly. Meet us in Fulham, then carry on with our team on the coast. Have a look at homes for sale in Torrevieja, then talk it through with us, in English all the way to the notary. We are a registered agency, RAICV 4221, with offices in London, Calpe and Torrevieja, and we work with lawyers and banks. Our clients don't pay us commission.
